Rare Opportunity in Clecy, Rural Normandy

Fancy a property within walking distance of this river?

the river at Clecy in normandy

Well it may be cheaper than you think! We have a rare opportunity for you to pick up a fantastic renovation project just a short walk from the river that offers you a very good way of adding value to your purchase. The values of renovated property in this location are much higher than surrounding villages so once renovated you will have a sound investment - pick it up while you can is my advice.

After all it is all about Location, Location, Location.

Clécy is located in the Calvados department of the Normandy region of France. The closest airport to Clécy is Deauville Airport (68 km) also close by is Dinard Airport (122 km), a little further but larger is Rennes Airport (131 km), or Angers Airport (151 km).

Close to Clécy there are many attractions, too numerous to mention here but some of my favourites would be the Memorial de Caen only 36 km, Bayeux Tapestry about 43 km, the D-Day Landing Beaches are an emotional 50 to 60 km away or Coutances Cathedral (72 km) and as I will tell you more about below, my personal best day out in the region is CHEMIN DE FER MINIATURE - Clécy en Suisse Normande

the viaduct at clecy in normandy

You may be looking for a fully renovated property but in this location that would be very expensive and rare to come on the market so why not renovate one yourself?

Renovating a property in France is not as daunting as it may seem and Cle France have many local contacts and vast experience to share with you making the prospect even more attractive.

Take a closer look at our renovation project QWE01486 for sale for 45,000 euros FAI - and perhaps open to offers!

Holiday home or Full Time Living - it does not matter:

The property would be a perfect permanent residence and equally suited as a holiday home with lots to see and do for all the family close to this property including my personal favourite (and I am a middle aged man!) the Model Train Museum and if not the largest Model Railway in France it has to be close! take a look at a video of it here and click on the photo below to go to their website.

Plus of course all the walking trails in and around the countryside and alongside the river and there are also a few restaurants a short walk from this property along the river.

What is the lowest price the vendor will accept ?

Often I get asked the question "what is the lowest price the vendor will accept"? and of course there is never an answer for this, would YOU tell your agent or prospective buyer the lowest figure you would accept when selling your house? OF COURSE NOT!

We probably do not highlight properties that often where we know the vendors are "open to offers" so thought I would share this one with you today!

For sale at 188,680 euros FAI (agency fees included) we have this delightful stone built Longere with attached barn for further development in the Limousin region and yes the owner is "open to offers"...

Situated in a small peaceful hamlet, with a nice view over stunning countryside is this beautiful 1860's granite stone 3 bedroom Longere style house and attached barn. There are some good character features in this original building, habitable now but with so much scope for improvement and development, perhaps even some guest accommodation to provide income in the form of Guest Gite rentals in the future.

CXZ00735

CXZ00735 - The vendor is open to reasonable offers.

GROUND FLOOR: Entering the house you are immediately greeted by a 32m2 living room with grand feature fireplace and lots of character stone and beams.

Leading from the living room is a 40m2 kitchen and dining room with wooden fitted kitchen with stone features cleverly integrated into the cabinets. There are beautiful french doors leading into the gardens for easy outdoor dining. Next to the kitchen is another room of 40m2 which could be made into anything you require. Maybe another bedroom, living room or very large utility room.

UPSTAIRS: Leading upstairs via a beautiful wooden staircase situated in the living room, there is a 35m2 master bedroom with a beautiful corner bathroom and separate toilet. The bathroom suite in this room is really something special with a quality and unusual bath and matching double sink basins.

Along the landing is another bedroom of 10m2 and a family bathroom with bath, sink and multi-jet shower. There is also a separate toilet.

Another staircase takes you up to another bedroom on a mezzanine measuring 25m2. Most of the upstairs has the original wood floor.

This lovely house has double glazed windows throughout and excellent quality wooden shutters keeping in character with the style of the property. There is electric heating throughout.

OUTBUILDING: Attached to the house is a 50m2 barn with single door to the front and double doors to the rear. There is sufficient land at the rear of the property to drive in vehicles if the barn was to be used to house cars or other vehicles. This barn could easily be converted into additional accommodation or separate attached cottage.

OUTSIDE: to the left of the house is an attached stone out-house with 2 rooms, one currently housing wood for the fire and the other gardening equipment.

This house sits within 2650m2 of exquisite gardens with beautiful trees and well-tended lawns.

This property is situated in a hamlet 2km from the town of Peyrelevade, which has all amenities such as shops, doctors, pharmacy and school, to name just a few.  For leisure there are lakes, walking and cycling routes, a golf course, horse riding nearby and the ski slopes of Mont Dore just 1 hour away.

This house offers you the 1860's character french features built in local granite stone and situated in a stunning area of rural France.  A real french dream!

The department of Corrèze is located in south central France, Corrèze belongs to the Limousin region. Correze is the name river running through the department. The population is around 240,000 inhabitants and is split into three arrondissements (Tulle, Brive and Ussel), 38 cantons and 285 towns and villages. Lanscapes in this department are mountains, plateaus and valleys. The highest mountain is the Mont Bessou at 978m.

Correze has many pretty villages or towns. It has six villages belonging to the ’Prettiest villages of France’ category, so watch out for Collonges-la-Rouge, Curemonte, Saint-Robert, Ségur-le-Chateau, Treignac and Turenne.

Limousin is often described as one of the cheapest French regions in terms of property. It will depend of course on the location and your personal expectations but in general you get a lot for your money.

Less than 12% of the properties in Correze are second homes but the number is climbing as it is really sought after for quality holiday homes and setting up a B&B style business.

Languedoc-Roussillon or Bust!

Foreign Intrigue Fridays: Languedoc-Roussillon or Bust!

house for sale in south of France

We're baaaack! In France, that is, for another tempting bargain, this time in the southernmost Languedoc-Roussillon region, which borders Provence, Spain and the Mediterranean. We also have it on good authority that this is where a lot of actual French folks prefer to summer, as it's far more affordable and less crowded than some of those neighbouring locations.

Priced at $270K, this fully reno'd 1400 square foot 2 bed/1.5 bath stone home is conveniently located in the tiny village of Moussan, home to 9th century Chapel Saint-Laurent. We're loving the large living room fireplace, beamed ceilings, modern kitchen, small courtyard and two sunny terraces.

And with so much to see and do nearby, you'll never be bored: the sea is less than a half hour's drive and the surrounding towns are chock full of historic churches, castles, even a section of the famed Canal du Midi, a UNESCO World Heritage Site. J'adore!

You will, too—see more here.

Ready to move into houses are so easy to like

Sometimes I think that the rural French Farmhouse is over-rated as a catch-all option when buying in France, do not get me wrong they offer so much and I lived in one in the Mayenne for 12 years until recently, but the maintenance can be a chore when you should be just enjoying things.

I think 'the French' have the right idea sometimes as they tend to go for the much bigger and much more practical Traditional house, I am not keen on the 'Modern' versions but the traditional house build before the mid 1980s have a lot to offer in terms of sheer size, scope for family accommodation and day to day living.

CXZ00413 is on the market for only 146,280 euros FAI in the Correze department of the Limousin region and is exactly what I mean - This place would be great for a gardening loving retired couple looking for a bungalow to enjoy the french way of life.

This is a move into and enjoy property with no work to be done, just enjoy!
