3rd property I have brought with Clé France

Hi David,

This is the my 3rd property that I have brought through Clé France but I have missed a couple of houses in the past because I haven't acted fast enough.

At this price you have to move fast.

I've always found Sharon very helpful even at weekends and night times, she always seems to be around for advice and always replies to emails whatever the time.

I have found that I always get good advice from Sharon and Clé France even after the sale has been agreed, Clé France have lots of good contacts for house insurance and money transfer.

The agent on the ground in France is always helpful from start to finish even after I own the property he is still there if I need help. I really have had a good experience with Clé France and thier agents and they have made buying in France a pleasure.

Thanks for your comments John, how right you are when we have these exceptionally priced properties for sale you need to be quick and the vendors will not entertain any offers unless YOU the buyer visits the property.

The law in France is excellent for buyers and you even get a 7 day cooling off period during the buying process but the vendors have less protection so you can understand why they want the potential buyer to have viewed the property first.

Some may say the market is slow? it isn't if the property has been valued by us, locally, for the local market! we don't value property for the international market we value our property for the local market AND THEN we bring it to YOU!

Social Charges on non-residents is contrary to EU Law

The European Court of Justice ruling: social charges on non-residents is contrary to EU law.

All income generated by property assets held by individuals  residing in France are subject to social charges. The amended Finance Act for 2012 extended the scope of the payment of social charges to real income and real estate gains, from French sources received by non-resident individuals.

Since 2012, many non-French residents selling or letting their French properties had to pay those additional charges (15.5%) in addition to their capital gains or income taxes. This tax addition was highly criticised by the non-French residents as being discriminatory. A risk of double taxation was created on tax payers residing in a Member State.

The European Court of Justice in a judgment delivered on 26 February 2015, was asked to rule on the validity of the levy of social charges on patrimonial incomes perceived by a French-resident working in another Member State (Netherlands) of the European Union.

As expected, the Court has sanctioned the French tax regime entailing a cumulative application of social security legislation of two States. The court rules ruled this tax- accumulation is contrary to European law, and therefore prohibited between Member States (European Regulation no 1408/71 whose purpose is to ensure the freedom of workers within EU).

The court ruling is applicable to a French tax resident subject to the social security scheme of another Member State, and also applies to residents of another Member State when they are subject to social charges in France on their French property gains or incomes.

This decision should thus facilitate litigation cases already pending in France, opening the way for new claims for reimbursement of undue levies collected.d France have indeed special rules to establish in which country an individual is a tax resident) and existing double taxation treaties.

France’s Wine Regions and Terroir

One of the best (and most fun!) ways of getting to know France is through learning about its terroirs. Terroir is a French loanword in English that you might already be familiar with — especially if you are an oenophile — that loosely translates to a “sense of place”. In other words, terroir is the special characteristics of a particular place that allows it to produce agricultural products like wine, cheese, tea, coffee, etc.

Of course, the term terroir isn’t only applicable to France. But France’s various terroirs are so distinct from one another and so culturally rich that understanding all of its geographical and agricultural diversity will only make you fall more in love with the country.

So today, I’ll be taking you on an introductory tour of some of the most important terroirs in France. And, as an oenophile myself, we will be focusing on the different appellations, or controlled regions, for wine production.

1. Languedoc and Roussillon

These two beautiful regions are on the Mediterranean coast and extend down to the border between France and Spain. Languedoc and Roussillon have been important winemaking centers for centuries, and the region has three times the area of vineyards in Bordeaux! In fact, there is evidence of grapevines in the region that date to the prehistoric era. This region is most famous for its reds and rosés and Roussillon in particular is known for its fortified sweet wines from areas such as Rivesaltes and Banyuls.

2. Alsace

Unlike in most other regions in France, wines made in Alsace (on France’s eastern border with Germany) do have the grape on the label rather than just the region. The most famous grapes in the region are Muscat, Riesling, Pinot Gris, and Gewurtztraminer. Most of the grapes grown in this region are white, although there is some delicious Pinot Noir.

3. Rhone

This region is situated in the Rhone River valley in southern France and is divided into the Northern Rhône and the Southern Rhone. Syrah is the grape of choice in the Northern Rhone, while the sunny Southern Rhone section is more about blends of grapes, usually including Grenache. If you’ve heard of the appellations Châteauneuf-du-Pape or Hermitage, these are both in the Rhone region.

4. Champagne

Need I say more? Not all sparkling wine is Champagne, only the sparkling wine produced in the region of Champagne in the northeast of France. Winemakers in this region use the traditional method, called la methode champenoise, that is pretty labor intense and uses two fermentation processes to create delicious Champagne.

5. Loire

The Loire region follows the Loire River from Nantes on the Atlantic coast to Orléans in northcentral France. Near Nantes, Muscadet is the star of the show, a refreshing white wine. The Central Vineyards of the region are known for their Sauvignon Blanc and Sancerre is the most well-known and expensive appellation in the region.

6. Burgundy

To make it simple: “Red Burgundy” means Pinot Noir and “White Burgundy” means Chardonnay. Burgundy has had vineyards for centuries and the label on a bottle of Burgundy is inextricably linked with a particular piece of land in the region. This means that the land is split up into tiny parcels, owned by separate producers, and that this is reflected in the various labels of Burgundy.

7. Bordeaux

Did I save the best for last? Perhaps. The Bordeaux region  is known for producing the fanciest, most expensive, and (yes) most tasty wines in France (although this is debatable to some!). Why? Because Bordeaux first started classifying its wine estates in the region back in 1855 and all “growths” are tied back to this historical moment. This means that the grapevines in Burgundy are old…and expensive. Wine from Bordeaux is almost always made of blends of grapes including Cabernet Sauvignon, Merlot, Cabernet Franc, and Malbec.

Nice to know you have a fan club!

It's all very scary and exciting at the same time, as I'm sure you know. I meant to say I spoke to someone recently using a FSBO site (For Sale By Owner) and in the course of discussions he said you were one of the very few estate agents he had any respect for and that you never tried to fob property off on people or waste their time...
